MLS Flat Fee (Limited Service) Listing Service for $195.00

A MLS Flat Fee (Limited Service) Listing is a listing agreement under which a listing broker will list your home in the Traid MLS System and many other real estate related websites for a Low Flat Fee.

Under this type of listing agreement the listing broker will NOT provide one, or more, of the following services:

  1. Arrange appointments for Realtors to show listed property to potential buyers but instead gives the Buyers Agent the authority to make such appointments directly with the seller(s).
  2. Accept and present to the seller(s) all offers to purchase, procured by the Buyers Agent, but instead gives Buyers Agent authority to present all offers to purchase directly to the seller(s).
  3. Advise the seller(s) as to the merits of all offers to purchase.
  4. Assist the seller(s) in developing, communicating, or presenting counter-offers.
  5. Participate on the seller(s) behalf in negotiations leading to the sale of the listed property.

Flat Fee (Limited Service) listings will be identified with a list type of "LS" in the MLS system so that other brokers will be aware of the extent of service the listing broker will provide to the seller(s), and the potential for cooperating brokers being asked to provide some or all of these services to the listing brokers' clients, prior to initiating efforts to show or sell the property.

Our Flat Fee (Limited Service) Listing Program is designed for the homeowner that is familiar with the process of selling a home and is comfortable negotiating the terms of the real estate purchase contract.

This program gives your home Maximum Marketing Exposure to both real estate professionals that are currently working with buyers and buyers that are searching for homes without the help of a buyer's agent.

Why a MLS Flat Fee (Limited Service) listing is so successful

For Sale By Owner (FSBO) seller(s) now have the ability to have their property (home - condo - townhouse) listed in the Multiple Listing Service (MLS) by a licensed real estate broker for a low flat fee instead of the normal 6% commission.

You as a FSBO seller cannot list your property in the MLS yourself. Only a licensed real estate broker can list your property in the MLS.

Even though your home is listed in the MLS, with our Flat Fee Service, you pay no commission if you sell your own home to a buyer who isn't working with a Realtor. 

If your home sells thru a real estate broker, representing a buyer, you pay only the buyer's agent a commission with a successful closing of your property. You determine the amount of commission offered to the buyer's agent at the time of listing. In most cases, the typical commission offered to the buyer's agent is 3%, but you can offer as much as you want. When we list your property, we are paid a flat fee. We do not collect any commission.

When a Realtor calls you about a showing and brings a potential buyer to see your home, you will know that  the buyer has already been pre-qualified for a mortgage loan. Realtor's do not want to waste their time showing homes to buyers that are not qualified to buy.

With a flat fee listing the potential fear factor of allowing strangers into your home is diminished, You can have the peace of mind knowing that when a Realtor calls you about a showing, the Realtor found your property in the MLS.

The Limited Service (Flat Fee) MLS Listing is the smartest way for FSBO seller(s) to sell their own property.

By listing in the MLS, your home will appear on Realtor.com and hundreds of other websites as well.

Remember that you only pay a commission at closing to the agent that brings you a qualified buyer for your home. Your savings can add up to hundreds or even thousands of dollars.

Example:

  • A $200,000.00 home listed with a normal 6% commission will cost you $12,000.00 at closing, $6,000.00 for the listing agent and $6,000.00 for the selling agent.
  • With the flat fee listing service, a $200,000.00 home listed with a flat fee broker will only cost you 1/2 of that or $6,000.00 at closing (if the buyer came through a buyers agent), plus the upfront flat fee of $195.00.
  • If your home sells without a buyer's agent, you won't pay any Realtor commissions except our upfront low flat fee.

The MLS is the secret for successful real estate sales and is directly resposible for about 4 out of 5 sales. About 85% of home buyers use a Realtor to help them locate a property. When a possible buyer contacts a Realtor regarding a home purchase, the agent will search through the MLS for homes that match the buyer's wants and needs. Statistics show that homes listed in the MLS sell much faster.

By listing your home in the MLS the majority of Realtors will become aware that your property is available as well as it's price and features. The MLS is the key to a successful sale and enables you to have the Maximum Marketing Exposure you need to sell your home. It is simply the greatest marketing tool ever developed for selling your home.  

Important information about your property is listed on the MLS. This information includes such general data as the square footage, the number of rooms, and details as to whether you have central air conditioning, hard wood floors, a garage or a basement.

The biggest benefit to having your house listed in the MLS is that you expand your sales team by the number of area MLS members. Instead of having just one agent working for you, you now have hundreds or thousands of agents working for you from all over the Traid area.

The Power of the MLS

The MLS is really how real estate is bought and sold. It has the larget impact by far on the sale of your home. Did you know that about 90% of all the homes for sale are listed in the MLS.

Other websites, such as Realtor.com, collect all the property listings from the MLS and put them on one website.

The MLS listing information that a Realtor sees in his MLS has a lot of information that is not displayed on websites for the public. For example, things like owner contact information and commission amount offered are in the local MLS but not on Realtor.com.

All Realtors look in the MLS when they are helping a buyer find a home. And 99% of all buyers searching for a home on the internet are searching public websites that display MLS listings, such as Realtor.com. 

Only a licensed Realtor can list your home in the MLS, and only MLS listings will be displayed on public MLS websites. You can not buy an ad on Realtor.com.

That is why the MLS is so essential if you want to sell your home in a reasonable amount of time for the best price.

Most Realtors won't list your home unless you agree to pay them a 6% commission fee.

This is where we come in. We are licensed Realtors, but we do not charge 6%. You get the same MLS listing service for a low flat fee.

Selling your house through a listing in the MLS is almost imperative if you want the nationwide marketing exposure needed to attract as many prospective buyers as possible. Over 90% of houses sold in the US are sold using an MLS listing.

Experience has shown that a majority of times it is the selling agent and not the listing agent that secures the sale.

The Flat Fee approach described here is to contract with a listing broker who will list your property with your description and photos on the MLS for a Flat Fee. When you use the Flat Fee approach you are responsible for whatever additional marketing you want to do such as printing flyers and holding open houses.

If you pursue a Flat Fee listing, make sure that contractually that if you find a buyer yourself there is no need to pay a buyers agent commission. As a seller you will also have the option to cancel the MLS listing at anytime.

Using a Flat Fee approach to selling is an economical way of getting the benefits of being listed on the MLS while having selling agents working on your behalf. In addition, you can have the economics of a FSBO approach to selling where you do some of the work yourself.

Marketing is crucial in selling real estate, hence it's important that FSBO home sellers take advantage of the different marketing methods available to them.

This type of marketing service is less costly compared to using the standard real estate listing contract and gives homeowners full control of the selling process.

You can be confident that buyer's agent's will want to show your home, as our program assures them that they will be paid if they are the procuring cause of sale. The cost of a listing agent is virtually eliminated, because rather than paying your listing agent another 3%, you only pay a Low Flat Fee of $195.00. If however a buyer is not working with a Realtor, you would pay NOTHING but our affordable Flat Fee.
